Designing for unsupervised use
The constraint that shapes every multifamily layout is unsupervised use. Equipment has to be safe for a resident who has never had an orientation, durable enough for continuous traffic, and compact enough that circulation and egress still work. We plan for selectorized strength over free-weight benches where liability is a concern, and we place cardio to keep sightlines open across the room.

Portfolio-wide consistency
Because we work with property-level staff, regional managers, management companies and developers, we can scale the same specification across a portfolio — so a management company running twenty properties gets one consistent equipment package, one parts pipeline, and one point of contact rather than twenty separate projects.

How much space does an apartment fitness center need?
Most apartment fitness centers run between 800 and 1,500 square feet, and a usable room starts around 400 square feet. Allow roughly 25 to 50 square feet per cardio machine including circulation, keep a 3 ft clear path for egress, and leave 30 inches between machines so residents can pass behind someone mid-workout. Ceiling height matters more than owners expect: a treadmill deck sits 8 to 10 inches off the floor, so a 6 ft 4 in resident needs about 9 ft of clear height to run comfortably.
What equipment should an apartment gym have?
A balanced amenity room is roughly 60% cardio and 40% strength. For a 200-unit community that typically means 4 to 6 cardio pieces — treadmills, an elliptical, an upright or recumbent bike — a functional trainer or multi-station selectorized unit, an adjustable bench, and a dumbbell rack running 5 to 50 lb. Selectorized strength with enclosed weight stacks is preferred over free-weight benches where the room is unstaffed, because it lowers both injury risk and the insurer conversation.
What flooring is required for an apartment fitness center?
Rubber flooring of 8 mm minimum is standard for cardio areas, with 3/8 in to 1/2 in under strength equipment and free weights. Floor loading is the constraint people miss: a loaded dumbbell rack or a rack of plates concentrates several hundred pounds over a small footprint, and any fitness room above grade should be checked against the structural drawings before equipment is placed. Rubber also handles the acoustic problem, which is the most common resident complaint about a gym sited above or beside apartments.
Do you work with management companies across multiple properties?
Yes — that is a large share of our multifamily work. One specification can be applied across an entire portfolio, which means consistent equipment, one parts pipeline, one point of contact, and predictable budgeting instead of every property negotiating separately. We keep the equipment record per community, so a regional manager can see what is installed, how old it is, and what a refresh will cost without starting from scratch.
Are you insured, and can you install outside business hours?
Yes on both. Fit Supply is fully insured and can provide certificates of insurance for building management. We work to whatever schedule the site requires and have completed overnight and weekend installations where a facility could not close during the day.
What condition is your used equipment sold in?
In one of three clearly defined conditions. As-Is is sold with no service and no warranty, accepted in its present condition. Cleaned and Serviced means the moving and wear components have been inspected and lubricated, cleaned, calibrated or replaced as needed, cosmetics are not addressed, and it carries a 30-day parts-and-labor warranty. Remanufactured means returned to like-new working condition with a painted frame and replaced wear components, and carries a 90-day parts-and-labor warranty. Used sales are final, and stated model, age, hours and specifications are approximate.
What do I need to have ready before installation day?
A confirmed date, access, and a room that is actually finished. You are responsible for site readiness: adequate space, the flooring down, structural capacity for the equipment, and electrical service matching the proposal — as an example, 110V treadmills each need a dedicated 100–125VAC, 50/60Hz, 20A circuit on a NEMA 5-20R outlet, independently isolated. Electrical is the item most often discovered late and the most expensive to fix after the walls are closed, so it is worth confirming with your electrician against our equipment list well before the delivery date.
How do I know a payment or wire instruction from you is genuine?
Verify it by phone before sending anything, and use a number you already have. Fit Supply does not change its payment or wire instructions by email alone. If you receive any payment, wire or account instruction that appears to come from us — or any change to one — call a Fit Supply number taken from a prior invoice or our official records, never a number contained in the email itself. Email is an insecure channel, invoice-redirection fraud is common in this industry, and payment sent to the wrong account does not discharge what is owed.
