An employee benefit that part of the workforce cannot use is a liability as well as a wasted budget, and the ADA scoping here is the same as anywhere else: a 30 by 48 in clear floor space on at least one of each TYPE of machine, served by an accessible route, or 36 by 48 in where enclosed on three sides. Doors are what catch tenant fit-outs — ADA wants a 32 in minimum clear opening measured with the door open 90 degrees, and 36 in where the opening is deeper than 24 in. Health clubs and training studios

One floor specification across a whole club guarantees that at least one zone is wrong — too dead under a turf lane, too lively under a platform, or too thin where the weights land. ASTM F2772 treats force reduction, vertical deformation, ball bounce and surface friction as MEASURED properties, which is what makes zoning a decision rather than an opinion. Specifying a drop zone, a turf lane and a studio separately normally costs less than running the heaviest build-up everywhere, and it is the difference members feel underfoot. Common questions about Austin projects

Why does our amenity room feel cramped with only a few machines?

Almost always circulation rather than piece count. ADA requires a 60 in diameter turning space and a 36 in minimum clear route width, and in a small room those consume more of the floor than people expect. A layout drawn to scale shows it immediately, which is why we draw before quoting.

What accessibility requirements apply to a workplace gym?

How is power planned for a bank of cardio equipment?

Per machine. Commercial treadmill manufacturers specify a dedicated 120V, 20-amp branch circuit each, with a non-looped neutral and ground, so eight treadmills is eight circuits. We put that on the layout during design so the cardio bank can sit where the room wants it instead of where the existing outlets are.

When does TDLR have to be involved in a fitness project?

At an estimated construction cost of $50,000 or more. Texas Government Code chapter 469 requires the project to be registered with TDLR within 30 days of permit submission and reviewed by a Registered Accessibility Specialist, who also performs the final inspection. Because the registration window runs from the permit, it is a date worth putting on the schedule at the start rather than the end.
