A layout to scale comes first, with ADA clearances, floor loading and power planned into it. Most of the work here is in apartment and condominium communities, hotels, and the equipment list follows from the room rather than the other way round.

Apartment and condominium amenity rooms
An unstaffed room open around the clock is a different specification from a supervised one, and treating it as the same is where liability creeps in. With nobody present to spot a lift, correct form or clear a jam, we favor equipment that is safe to use alone and hard to misuse, and we keep the clearances genuinely clear — ADA wants a 30 by 48 in clear floor space for at least one of each type of machine, reached by a 36 in accessible route. Hotel fitness rooms
Converting a guest room into a fitness room is a structural change before it is a design project, and the gap is larger than most owners expect. IBC Table 1607.1 designs fitness areas for 100 psf against 30 psf for sleeping areas and 40 psf for other residential areas. That jump from 30 to 100 is the whole question, it belongs to the structural engineer rather than the FF&E schedule, and it matters most on an upper floor — which is exactly where the spare room usually is. What decides the room before the equipment list
What the floor has to carry
The structural question comes first on any conversion. IBC Table 1607.1 designs fitness areas for a 100 psf live load, against 40 psf for residential areas outside sleeping rooms and 30 psf for sleeping areas, and live loads over 100 psf may not be reduced. A room carved out of existing space is a change of use against that table — a question for the structural engineer rather than something to discover on delivery day.
Equipment anyone can use
Inclusive use is a specification decision rather than a category added at the end. ASTM F3021 is the standard specification for universal design of fitness equipment for inclusive use by people with functional limitations and impairments, and it governs the machines themselves — step-through access, grip points, seat height — where the ADA clearances govern the space around them. In an unstaffed room, which most amenity spaces are, that distinction matters more.
Designing for the peak, not the average
Usage is not evenly distributed, and the shape of the peak differs by facility type — a corporate room concentrates before work, at lunch and immediately after; student housing loads into a narrow evening window; a fire or police station is used across every shift and never really recovers. ACSM allows 25 to 50 sq ft per station, so the real decision is which pieces to duplicate rather than how many categories to cover. Breadth that sits idle is a poor trade against depth on whatever actually queues.

Can we convert a guest room into a fitness room?
It is done regularly, but the live load is the first question. IBC Table 1607.1 designs sleeping areas for 30 psf and fitness areas for 100 psf, so the conversion is a change of use that the structural engineer confirms. Where the answer constrains things, layout can help by keeping the heaviest equipment near bearing lines.
Do you sell used gym equipment?
Yes. Fit Supply sells used and pre-owned commercial fitness equipment at a discount alongside new. Properly reconditioned commercial equipment will typically outlast new light-commercial equipment at a similar price, and it lets a build-out budget cover more of the floor. Ask what is available when you request a quote — inventory moves.
Do you keep title to the equipment until it is paid for?
Yes. Title remains with Fit Supply until we are paid in full, and our terms grant a purchase-money security interest under the Uniform Commercial Code in the products and their proceeds. In normal circumstances no buyer ever encounters this — it exists so that unpaid equipment does not simply become someone else’s asset, and it is a standard protection for a supplier who orders equipment against a deposit. It does not affect your use of the equipment once the invoice is settled.
