Apartment and condominium amenity rooms
The most common disappointment in an amenity room is discovering it holds fewer pieces than the budget bought. Square footage is a poor guide: ACSM allows 25 to 50 sq ft per station once the machine is actually usable, and ADA adds a 30 by 48 in clear floor space for at least one of each TYPE of machine on an accessible route, though that space may overlap the route and sit in the aisle behind the piece. Home and private training rooms
A home gym is the room most likely to sit directly against the rest of the house, so the floor decides how often it gets used and how much anyone else notices. ASTM F2772 treats force reduction, vertical deformation, ball bounce and surface friction as measured properties, and a dropped-weight area wants different values from a treadmill area. Treating the whole room as one surface is what leaves a garage floor loud and a bonus-room floor bouncy — both fixable in the specification, neither fixable afterwards without lifting it. What decides the room before the equipment list
What the floor has to carry
The structural question comes first on any conversion. IBC Table 1607.1 designs fitness areas for a 100 psf live load, against 40 psf for residential areas outside sleeping rooms and 30 psf for sleeping areas, and live loads over 100 psf may not be reduced. A room carved out of existing space is a change of use against that table — a question for the structural engineer rather than something to discover on delivery day.
Accessibility is scoped per machine type, not per machine
The most common misreading of the ADA Standards on a fitness floor is that every unit has to be accessible. It does not: the scoping requires at least one of each TYPE of exercise machine to have a 30 by 48 in clear floor space served by an accessible route, rising to 36 by 48 in where that space is enclosed on three sides. The clear space may overlap the route and sit in the aisle behind the machine, which is exactly what makes a dense floor achievable — provided the layout is drawn before the equipment is ordered.
New, refurbished and remanufactured
Used commercial equipment is sold in three conditions that are frequently conflated: as-is, cleaned and serviced, and fully remanufactured. Properly reconditioned commercial equipment routinely outlasts new light-commercial at a similar price, which lets a fixed budget cover more of the floor — and on a 100 psf fitness floor built for continuous duty, the frame matters more than the badge. Which condition suits a room depends on how hard it will be used and who is maintaining it; we will say which we would put in your room and why.

What if the equipment will not fit through the door?
That is what the site survey is for. We check door openings, stair turns and landing space against the pieces being delivered before anything is ordered. For reference, commercial construction treats 32 in as a minimum clear door opening — measured with the door open 90 degrees, so a nominal 3 ft leaf gives less than its name suggests. Some machines break down for the trip and some do not.
What happens if equipment arrives damaged?
Inspect before you accept it and note any visible damage on the delivery receipt — that document is what a freight claim turns on, and a clean signed receipt makes concealed-damage claims considerably harder. Where we arranged the carrier, we file and pursue the claim with them on your behalf as an accommodation rather than handing you the freight company’s number. Where you arranged your own carrier or collected the equipment, the claim is yours to file directly with them.
What do you need from me to start a gym design?
Three things: the room dimensions, a budget range, and an idea of what you want the space to do. Dimensions are needed for any 2D or 3D CAD design — the same as any designer would ask for. The budget and the intent are what let us put the right equipment mix in front of you rather than a generic package.
