The same room has to work for a scholarship athlete and for a student who is only there because the class is required, and a room built solely for the first is why the second never returns. ADA requires a 30 by 48 in clear floor space on at least one of each TYPE of machine, on an accessible route, or 36 by 48 in where enclosed on three sides. Health clubs and training studios
Studio rooms get designed for their class capacity and their doorway gets designed last, which is why the access dimensions are where a club renovation most often fails inspection. ADA sets a 32 in minimum clear door opening, measured between the face of the door and the stop with the door open 90 degrees, rising to 36 in where the opening is deeper than 24 in, plus a 60 in diameter turning space inside. A nominal 3 ft leaf does not yield 36 in, which is the detail that catches renovations.
Equipment anyone can use
Inclusive use is a specification decision rather than a category added at the end. ASTM F3021 is the standard specification for universal design of fitness equipment for inclusive use by people with functional limitations and impairments, and it governs the machines themselves — step-through access, grip points, seat height — where the ADA clearances govern the space around them. In an unstaffed room, which most amenity spaces are, that distinction matters more.
What happens after the room opens
Equipment on a busy floor is a maintained asset, not a purchase. Preventive maintenance scheduled against hours of use rather than the calendar catches the wear that ends in a failed frame, and an asset register is what makes a repair quotable without a site visit to find out what is in the room. Parts are not stocked in this industry, so a first visit identifies the exact part rather than finishing the repair — being straight about that is more useful than a response-time claim.

Can a gym go on the second floor of a retail space?
Often, once the structure is confirmed. IBC Table 1607.1 designs fitness areas for a 100 psf live load, and live loads over 100 psf may not be reduced. The building’s structural engineer confirms what the existing framing carries, and that answer usually shapes the layout by deciding where the heaviest equipment can sit.
How long does installation take?
It varies enough by job that a site survey is the only honest answer. What drives it is access rather than piece count: door widths, elevator availability, stairs, tight or turning hallways, and whether equipment can come in assembled or has to be taken apart and rebuilt in the room. Two identical equipment lists in two different buildings can be a day apart. We assess it on the survey and tell you before the schedule is set.
What if my space is not ready when the equipment arrives?
Tell us as early as you can and we will re-sequence rather than deliver into an unfinished room. Where product is held at your request more than ten days past the installation date, a storage fee applies; held beyond thirty days, a 10% restocking fee applies as well. Those are the contract terms, and they exist because held equipment occupies warehouse space and gets handled twice. A date moved a week ahead of time normally costs nothing; a truck turned away on the day does.
