Health clubs and training studios
Signing a retail lease for second-floor or mezzanine space before the structure is confirmed is the most expensive assumption in a club build. IBC Table 1607.1 designs fitness areas for a 100 psf live load, and live loads over 100 psf may not be reduced. Where a landlord’s drawings do not confirm the floor carries it, the engineer’s answer shapes the whole plan — heavy strength toward the bearing lines, cardio and functional space out over the span. Student housing fitness rooms
These rooms nearly always sit on a podium or an upper level with students living directly underneath, which makes both the structure and the floor build-up early decisions rather than late ones. IBC Table 1607.1 designs fitness areas for 100 psf against 40 psf for residential areas outside sleeping rooms. Then the finish: ASTM F2772 treats force reduction, vertical deformation, ball bounce and surface friction as measured properties, and a free-weight area above occupied units is precisely where paying for that specification is cheaper than the complaints.
