A treadmill that trips the breaker every few weeks is a wiring problem, not a faulty machine, and it is entirely avoidable at planning. Commercial treadmills call for a dedicated 120V, 20-amp branch circuit with a non-looped neutral and ground; sharing that run with a chest freezer or a window unit is what turns it into a recurring nuisance. Ceiling height is the other check worth doing early — overhead pressing and any machine with a traveling arm need more clearance than a standard finished basement gives you, and that is better known before the order than after. Corporate fitness centers
A corporate room is judged by employees at 7am, at lunch and at 5pm, and by nobody at all in between — so the only usage number that matters is the peak. ACSM allows 25 to 50 sq ft per station, which sets the honest piece count for the space you have. On a fixed budget, duplicating the two or three pieces that actually queue does more for how the benefit is perceived than adding another category nobody asked for. Does an alcove or recessed bay change the clearance we need?
Yes. ADA requires a 30 by 48 in clear floor space for at least one of each TYPE of machine, but where that space is enclosed on three sides it becomes 36 by 48 in. In an alcove layout that difference frequently decides whether the last piece fits, which is a reason to settle the plan before the order.
Can my upstairs room take a home gym?
It depends on the framing, and it is worth checking. IBC Table 1607.1 designs fitness areas for a 100 psf live load against 40 psf for residential areas outside sleeping rooms. Ground-floor slab is rarely a concern; a room over a garage carrying a rack and loaded plate tree deserves an engineer’s opinion first. We can plan the heavy items over bearing walls where that helps.
What accessibility requirements apply to a workplace gym?
The same scoping as other fitness spaces: at least one of each TYPE of exercise machine needs a 30 by 48 in clear floor space on an accessible route, or 36 by 48 in where enclosed on three sides. Doors need a 32 in minimum clear opening measured with the door open 90 degrees, and 36 in where the opening is deeper than 24 in.
What is a Registered Accessibility Specialist, and do we need one?
An RAS is the reviewer Texas requires on commercial projects with an estimated construction cost of $50,000 or more, under Texas Government Code chapter 469. The project is registered with TDLR within 30 days of permit submission, the RAS reviews the plans, and the same RAS carries out the final inspection. Below that threshold the requirement does not apply, though the ADA Standards still do.
