Electrical is the item that most often turns a finished amenity room into a second construction project, because the space was never wired for it. Commercial treadmills need a dedicated 120V, 20-amp branch circuit each, with a non-looped neutral and ground — three treadmills is three circuits, not one shared run. Doors are the companion trap: ADA sets a 32 in minimum clear opening measured with the door open 90 degrees, and a nominal 3 ft leaf does not deliver it once the stop and hardware are counted. The building’s structural engineer confirms what the existing framing carries, and that answer usually shapes the layout by deciding where the heaviest equipment can sit.
Does an unstaffed resident gym change what you specify?
Considerably. With nobody present to spot or intervene, we favor equipment that is safe to use alone and hard to misuse, and we keep the ADA clearances genuinely clear — a 30 by 48 in space for at least one of each machine type, reached by a 36 in accessible route. In a staffed club an obstruction gets moved; in an unstaffed room it stays there.
When does TDLR have to be involved in a fitness project?
At an estimated construction cost of $50,000 or more. Texas Government Code chapter 469 requires the project to be registered with TDLR within 30 days of permit submission and reviewed by a Registered Accessibility Specialist, who also performs the final inspection. Because the registration window runs from the permit, it is a date worth putting on the schedule at the start rather than the end.
