A club floor that looks full on paper and feels congested at 6pm has usually been planned on total square footage instead of throughput. The number that governs is per station: ACSM allows 25 to 50 sq ft, and where a piece lands in that spread is the difference between a plate-loaded row needing access on both sides and a cardio piece against a wall. Home and private training rooms
The expensive surprise in a home gym is almost never the equipment — it is the floor underneath it. Fitness areas are designed for 100 psf under IBC Table 1607.1, while residential areas outside sleeping rooms get 40 psf and sleeping areas 30 psf. A garage slab or a basement is rarely a problem. A bonus room over a garage carrying a full rack and a loaded plate tree is a question worth asking before the truck arrives, because the answer occasionally moves the room. Where the space is enclosed on three sides it becomes 36 by 48 in. The clear space may overlap the route and sit in the aisle behind the machine, which is how a dense floor stays compliant.
Can my upstairs room take a home gym?
It depends on the framing, and it is worth checking. IBC Table 1607.1 designs fitness areas for a 100 psf live load against 40 psf for residential areas outside sleeping rooms. Ground-floor slab is rarely a concern; a room over a garage carrying a rack and loaded plate tree deserves an engineer’s opinion first. We can plan the heavy items over bearing walls where that helps.
Does a Texas fitness build need an accessibility review?
If the estimated construction cost is $50,000 or more, yes. Under Texas Government Code chapter 469, the project is registered with TDLR and reviewed by a Registered Accessibility Specialist, with registration due within 30 days of permit submission, and the same RAS performs the final inspection. It is worth confirming early, because it sits on the permit timeline rather than beside it.
