ADA requires a 30 by 48 in clear floor space on at least one of each TYPE of machine, on an accessible route, or 36 by 48 in where enclosed on three sides. ASTM F3021, the standard specification for universal design of fitness equipment, covers the machines themselves — clearances alone do not make a floor usable. Health clubs and training studios
Signing a retail lease for second-floor or mezzanine space before the structure is confirmed is the most expensive assumption in a club build. IBC Table 1607.1 designs fitness areas for a 100 psf live load, and live loads over 100 psf may not be reduced. Where a landlord’s drawings do not confirm the floor carries it, the engineer’s answer shapes the whole plan — heavy strength toward the bearing lines, cardio and functional space out over the span. We specify by zone, which usually costs less than taking the heaviest specification across the whole floor.
What is a Registered Accessibility Specialist, and do we need one?
An RAS is the reviewer Texas requires on commercial projects with an estimated construction cost of $50,000 or more, under Texas Government Code chapter 469. The project is registered with TDLR within 30 days of permit submission, the RAS reviews the plans, and the same RAS carries out the final inspection. Below that threshold the requirement does not apply, though the ADA Standards still do.
