Noise complaints from the apartments around the gym are the fastest way for an amenity to become a management problem, and the floor is where that is won or lost. ASTM F2772 treats force reduction, vertical deformation, ball bounce and surface friction as measured properties of an indoor sports floor, which means a free-weight corner and a cardio row can legitimately be built up differently. Zoning the floor that way is normally cheaper than running the heaviest specification wall to wall, and it is the decision that keeps the residents above from calling. Home and private training rooms

The question that decides a home installation is not whether the machine fits the room — it is whether it fits the hallway, the stair turn and the landing on the way there. We survey that route rather than assume it. The commercial benchmarks are a useful yardstick: ADA sets a 32 in minimum clear door opening measured between the face of the door and the stop with the door open 90 degrees, and 36 in where the opening is deeper than 24 in, and most interior doors and turns at home are tighter. Health clubs and training studios

A club floor that looks full on paper and feels congested at 6pm has usually been planned on total square footage instead of throughput. The number that governs is per station: ACSM allows 25 to 50 sq ft, and where a piece lands in that spread is the difference between a plate-loaded row needing access on both sides and a cardio piece against a wall. Circulation is a separate budget again, with ADA setting the accessible route at a 36 in minimum clear width. Members experience that arithmetic every visit, which is why we settle it on a drawing. Common questions about The Colony projects

Does an unstaffed resident gym change what you specify?

Considerably. With nobody present to spot or intervene, we favor equipment that is safe to use alone and hard to misuse, and we keep the ADA clearances genuinely clear — a 30 by 48 in space for at least one of each machine type, reached by a 36 in accessible route. In a staffed club an obstruction gets moved; in an unstaffed room it stays there.

Can my upstairs room take a home gym?

It depends on the framing, and it is worth checking. IBC Table 1607.1 designs fitness areas for a 100 psf live load against 40 psf for residential areas outside sleeping rooms. Ground-floor slab is rarely a concern; a room over a garage carrying a rack and loaded plate tree deserves an engineer’s opinion first. We can plan the heavy items over bearing walls where that helps.

Does every machine have to be accessible?

No. ADA scoping requires at least one of each TYPE of exercise machine to have a 30 by 48 in clear floor space on an accessible route, not every unit. Where the space is enclosed on three sides it becomes 36 by 48 in. The clear space may overlap the route and sit in the aisle behind the machine, which is how a dense floor stays compliant.

What is a Registered Accessibility Specialist, and do we need one?

An RAS is the reviewer Texas requires on commercial projects with an estimated construction cost of $50,000 or more, under Texas Government Code chapter 469. The project is registered with TDLR within 30 days of permit submission, the RAS reviews the plans, and the same RAS carries out the final inspection. Below that threshold the requirement does not apply, though the ADA Standards still do.
