A fitness floor is designed for more than twice the load of living space — IBC Table 1607.1 puts fitness areas at 100 psf against 40 psf for residential areas outside sleeping rooms — so converting existing space upstairs is a change of use your structural engineer has to sign off. Health clubs and training studios
Studio rooms get designed for their class capacity and their doorway gets designed last, which is why the access dimensions are where a club renovation most often fails inspection. ADA sets a 32 in minimum clear door opening, measured between the face of the door and the stop with the door open 90 degrees, rising to 36 in where the opening is deeper than 24 in, plus a 60 in diameter turning space inside. We specify by zone, which usually costs less than taking the heaviest specification across the whole floor.
When does TDLR have to be involved in a fitness project?
At an estimated construction cost of $50,000 or more. Texas Government Code chapter 469 requires the project to be registered with TDLR within 30 days of permit submission and reviewed by a Registered Accessibility Specialist, who also performs the final inspection. Because the registration window runs from the permit, it is a date worth putting on the schedule at the start rather than the end.
