Fitness areas are designed for 100 psf under IBC Table 1607.1, while residential areas outside sleeping rooms get 40 psf and sleeping areas 30 psf. A garage slab or a basement is rarely a problem. A bonus room over a garage carrying a full rack and a loaded plate tree is a question worth asking before the truck arrives, because the answer occasionally moves the room.
