ASTM F2772 treats force reduction, vertical deformation, ball bounce and surface friction as measured properties, and a dropped-weight area wants different values from a treadmill area. Treating the whole room as one surface is what leaves a garage floor loud and a bonus-room floor bouncy — both fixable in the specification, neither fixable afterwards without lifting it. How much space does a senior living fitness room need?

More circulation than the equipment count suggests. ADA sets a 60 in diameter circular turning space and a 36 in minimum clear route width, and in a community where residents use walkers and wheelchairs those are the dimensions that decide whether the room works. We lay out to those first and place equipment around them.

What if the equipment will not fit through the door?

That is what the site survey is for. We check door openings, stair turns and landing space against the pieces being delivered before anything is ordered. For reference, commercial construction treats 32 in as a minimum clear door opening — measured with the door open 90 degrees, so a nominal 3 ft leaf gives less than its name suggests. Some machines break down for the trip and some do not.

How do we keep an Arizona fitness room ADA compliant?

By settling the clearances on the drawing. The federal ADA Standards apply in Arizona, and they require a 30 by 48 in clear floor space for at least one of each TYPE of exercise machine, reached by an accessible route of 36 in minimum clear width — or 36 by 48 in where the space is enclosed on three sides. That clear space may overlap the route and sit in the aisle behind the machine.
